Valencia Northbridge Community
The Valencia Northbridge community is a gorgeous neighborhood within Valencia CA of Santa Clarita Valley. It's located in North Valencia, and borders the popular North Park neighborhood. This is one of the earliest communities developed here in North Valencia and remains extremely popular, especially among home buyers.

One of the first major developments in the north end of Valencia, it set the stage future developments in the area. Master Planned Northbridge Community
Valencia Northbridge community is a master-planned community located within 35 minutes north of Los Angeles and west of Interstate 5 (near Six Flags magic Mountain). The City of Santa Clarita (of which Northbridge is a part) has many awards, including being voted by CNN/Money Magazine as the 'best' place to live!

Neighborhood Amenities in Valencia Northbridge
Like many other Valencia Communities, the Valencia Northbridge community offers attractive walking paths, bridges, and paseos, which connects to the world famous Valencia Paseo System. Walking and biking on the paseos is a popular activity for residents in Valencia, and Northbridge is no exception. There are plenty of community swimming pools and club houses scattered throughout the community.

This Northbridge neighborhood offers something for everyone. Residents enjoy the swimming, biking, shopping, dining and everyone has fun at the nearby Six Flags Magic Mountain. Don’t forget about the many local neighborhood parks, typically found buried deep within each neighborhood.
In Valencia, we identify different neighborhoods with housing tract names or titles. Usually, a number of different tracts make up a community. So…Valencia Northbridge Community consists of twenty different tracts, offering many homes of different prices, sizes, styles and settings.
Almost all of the twenty Valencia Northbridge community neighborhoods are located within walking distance of swimming pools, parks, tennis courts and other recreation facilities. Located around the center of the community is the calm and peaceful, Northbridge Park.
This park is absolutely beautiful and wide open! Many trees drape the perimeter and accessed by the street, bridge, and the famous Valencia Paseo system. There are covered barbecue areas, basketball courts and more than enough room for a several bus loads of families. An expansive grass area is perfect for all types of outdoor activities, but it just makes some of us really want to fly a kite!
The local school district offers grades K-12 and higher educational degrees can be pursued at either of the three local colleges. The local junior college is College Of The Canyons. Then we have Masters College and California Institute Of The Arts. It’s not out of the question to make the commute to, Cal State University Of Northridge, the University of California Los Angeles or the University of Southern California.
The local Valencia Northbridge community elementary school is right next to the park and in fact, the school can be entered thru the park.
19 Micro Neighborhoods of Northbridge
The Avalon community is west of McBean Boulevard and north of Decoro Drive. Two story homes with open floor plans and vaulted ceilings. Close to schools, parks and shopping and have great views. Consists of 3 and 4 bedroom homes from 1546 to 2077 sf.
Avignon is located slightly outside Northbridge general area. The other Valencia Northbridge community neighborhoods are east of McBean and North of Newhall Ranch, Avignon is situated west of McBean off of Magic Mountain Parkway. These homes were built around 1998 and 1999. Avignon is next to Town Center Mall, so there’s no shortage of shopping and dining. Consisting mostly of 2, 3 and 4 bedroom homes with attached garages and sized from 1900 to 3000sf.
Located east of McBean Boulevard, and south of Decoro Drive just off Grandview Drive. Detached single family homes were built in 1993 and 1994. They have 3 and 4 bedroom homes sized from around 1600 to 2400 sf.
Brighton Village is located north of Newhall Ranch Rd. off Grandview Dr. This is a smaller neighborhood of detached homes on small lots. A great new shopping center is located within walking distance and there’s plenty of dining as well. Consisting of 3 Bedrooms, attached garages and sized from 1184 to 1732 sf.
Located east of McBean Blvd. and south of Decoro Dr, just off Grandview. This is a smaller assortment of detached homes with nice views and close to schools, as well as Northbridge Park. These two and three bedroom homes were built from 1993 to 1995 and sized from 1650 to 2250 square feet.
Located east of McBean Blvd, north of Newhall Ranch Road, off Hillsborough Parkway. Consisting mostly of 5 bedroom homes ranging from 2950 to 3322 square feet of living space.
The Cheyenne neighborhood is east of McBean Blvd, west of Bouquet Cyn, north of Newhall Ranch, just off Hillsborough Pkwy. This neighborhood is a little different with it’s own amenities, including pool, spa and basketball court. Cheyenne has this awesome long road entry with cool lamplights.
These Valencia Northbridge community town homes and built in 1998 and 1999. Consisting of 2 and 3 bedrooms with attached garages and sized between 1020 to 1433 sf. These homes are very desirable and a popular stop on the home hunting trail. This is one neighborhood we at the Gregory Real Estate Group really like. It's quite popular and a regular for those on the home hunting trail.
Located west of McBean and south of Fairview Dr. These are cute cottage style detached homes built around 1989 to 1992 and many have great views! Mostly 3 bedroom, with a few 2 and 4 bedroom home here and there. One common attribute are the large backyards and many have upstairs lofts. They range from 1355 to 1488 sf.
Located west of McBean Blvd, north of Newhall Ranch Road, and on Hillsborough Parkway. Similar to Cottage Hill, Country Gate is a group of smaller, cute, cottage style homes. Again, many of these homes have nice views with great backyards. These homes are one and two story homes with two and three bedrooms built from 1989 to 1992.
Coventry is a small assortment of homes east of McBean Blvd and north of Decoro Dr, just off Grandview. Traditional style detached homes built in 1993 and 1994. Consisting of 3 and 4 bedrooms and sized from 1525 to 2280 sf of space.
Located east of McBean Blvd, just north of Newhall Ranch Rd, off Hillsborough Parkway. These detached homes were built around 1989 consisting of 3, 4 and 5 bedroom detached homes available in one and two stories. 1575 to 3000 sf.
These popular models are located east of McBean Blvd and north of Decoro Dr, just off Grandview. Built from around 1994 to 1997. These are some of the largest homes in the Valencia Northbridge community. They generally have 5 bedrooms but some 3, 4 and 6 bedroom homes can be found as well. Nice sized homes with the living space ranging from 2100 to 3300sf.
Right next to Kentwood, are the Lexington homes. These detached homes were built from around 1994 to 1996. With 4 and 5 bedrooms and ranging in size from 2000 to 3000 square feet of space, these are another great set of homes. Be sure to take a look on you next home buying tour.
The Montage homes lay just east of the Lexingtons! Just east of McBean Blvd, north of Decoro Dr off of Hillsborough Pkwy. These homes were built in 1990 and 1991 and include 4 and 5 bedroom models ranging from 3150 to 3450 square feet of living space.
Located just east of the Montage neighborhood, east of Hillsborough Pkwy and north of Decoro Drive. These are four and five bedroom homes and were built between 1990 and 1994. They are sized from 2550 to 3500 sf.
Located east of McBean Blvd, north of Newhall Ranch and just off Grandview Dr. Consisting of two-story town homes with attached garages, fireplaces and enclosed private patios. These town homes are a lot like the Cheyenne homes, located nearby. The Montanas have their own amenities, including a pool, spa and is next to the Bridgeport Shopping center with wonderful dining and shopping. These homes have 2 and 3 bedrooms and sized a bit smaller, between 982 to 1334 sf.
These are very popular town homes within the Valencia Northbridge community. Located directly across Hillsborough Parkway from the Cheyenne neighborhood. East of McBean Blvd and north of Newhall Ranch Road. These are very cute two-story town homes with attached garages, fireplaces and small enclosed private patios. The neighborhood has a pool, spa and consists of 1 and 2 bed models 592 to 863 sf.
Very nice 4 and 5 bedroom detached homes located east of McBean Blvd, north of Decoro Dr off of Grandview Dr. These homes sized from 2740 to 3800 sf and built from 1996 to 1999.
