Overview of the Mariposa Condos and Townhomes
The Mariposa complex is located on the map at the south side of Plum Canyon Road where it intersects with La Madrid Drive. The homes come with 2 bedrooms and 2 bathrooms or 3 bedrooms and 3 bathrooms. The condos are sized from 1,121 up to 1,850 sq ft. Units come with either a single car or two car garage. There are also car ports.
The Mariposa’s have a contemporary look and feel! It’s also somewhat secluded, meaning the environment is peaceful, serene and the common areas are welcoming. Of course, with the new Skyline community and ongoing development it’s busier than it once was, but since no traffic passes through, there’s little impact to residents.

Condos or Townhomes? Looking at the MLS listings, over the years the Mariposa homes have been referred to as condos or townhomes. So what are they? The only real way to know is to check the legal title for each and every unit. However, that’s a waste of time because there’s virtually no difference between the two.

Mariposa Amenities and Local Conveniences
The amenities are terrific and include a clubhouse, expansive greenbelt, swimming pool, hot tub, barbecue, outdoor cooking area, playground and more. We’re pleased to report, the HOA costs are very reasonable.
Attention Buyers! For a condo or townhome complex, the HOA here is very low. Considering what you get, it’s a great deal. It’s about more than just the amenities. Be sure to verify, but usually the HOA for a complex includes all the exterior maintenance such as roofing, exterior painting, common area landscaping etc. Even better, there is NO Mello Roos.
Convenience Shopping & Dining
Residents love living here in the Mariposas however one of the longtime complaints had been the lack of nearby convenience shopping. Thankfully, we now have a new shopping center called Skyline Ranch Plaza and it’s situated across the street, just north of the complex. Yep, there’s coffee at Starbucks and more popular spots for shopping and eats!
Freeway Access
If you’re a commuter, you should know the Mariposas are approximately 8 or 9 miles from the freeways. Not a huge deal, but something to consider if planning to move anywhere in Plum Canyon.
Mariposa Townhome SOLD – 1,520 SF
Here’s a video showing one of the Mariposa townhomes we sold in the past. It’s a 3 bedroom 2.5 bathroom unit sized at 1,520 SF. As displayed, it’s a terrific home and of course, it sold quickly and for more than the listing price.

Looking at the map, the Plum Canyon community is quite large, made up of over 30 subdivisions and still growing. We have the new neighborhoods in Skyline and next door there are four more new neighborhoods by Toll Brothers. Even with the new development, the Mariposas continues to be a popular and affordable option for first time buyers and investors.
