There are some very affordable condos or townhomes in Friendly Valley however buyers should be aware of the very high monthly HOA costs. It does include the cost of all exterior upkeep and it is a secure community, so that does tend to make it worth the additional cost.

Next, there may be a few condos for sale in the Valle Del Oro community located closer to downtown Newhall. The next likely area you might find 91321 homes priced under 400k could be the condos at the Atwood tract, located just off of Lyons Avenue, situated closer to Interstate 5 freeway. First, the over 55 Friendly Valley community is on it's own and can't really be compared to the other areas. I will only say, we have first hand experience with family members living in Friendly Valley and it's quite serene and peaceful. Some believe the HOA is too strict, but it's a very nice community with a golf course, a gorgeous swimming pool and many other amenities, perfect for senior activities.

So, for the most part, in this price range you can expect to find condo homes or townhomes with two bedrooms and two bathrooms. The size will range from very small, about 800 sq ft up to about 1400 sq ft. Not too bad and the prices can be very affordable!
