Although this video was originally published in 2023, as of 2025 much of the information remains reasonably accurate. All the new communities mentioned are still in development, however Skyline is nearly finished and Trenton Heights appears mostly complete. The the large development west of Magic Mountain continues as does Tesoro Highlands. However, we will release an updated video by summer 2025.

Below, you’ll find listings of homes built from 2022 to the present. Please keep in mind, many home builders do not post all of their available properties in the MLS. If you’re interested in new construction, the best way to get accurate and up-to-date information is to schedule a consultation with us directly. We have access to the latest details and builder updates for most local developments — and of course, there’s never any sales pressure when you reach out!
New Housing in Santa Clarita
We currently have a number of new housing communities here in Santa Clarita. Some are complete and some are nearly ready for sales. Others are just getting started. Even if all the homes in a given community are sold out, if it’s a newer community, it’s included below.

- New Homes Near Magic Mountain
New 20,000 Home FivePoint Valencia Development: Located just west of Magic Mountain, this expansive project has been ongoing since 2020 and the first phase is nearly complete. While you won’t find many traditional homes on large lots, the development offers a wide variety of options, including apartment-style flats, unique 2- and 3-story attached and detached condos, townhomes, and single-family homes. However, it’s important to note that most of the lots are quite small—perfect for some buyers, but not ideal for everyone. If you’re looking for more spacious, traditional homes, you’ll still find plenty of options in the other nearby communities listed below.
Lately, we’ve been receiving questions about the detached condos in this new community. Many buyers are finding it confusing because these detached condos are often marketed as single-family homes. If you’re curious, we published a post which explains the difference between detached homes and traditional single family homes.
Williams Ranch: 497 new homes in Castaic now being developed by Williams Homes and model homes are available to tour now! Of all the new developments listed this is the one many are most excited about! Why? Because the lots are large, there are many single story homes and lots of mountain views. The builder is just outstanding!
Aidlin Hills: A brand new Lennar project in the hills of Stevenson Ranch, just west of Southern Oaks. The project is currently in the rough grading stages.

Tesoro Highlands: A new housing development is currently underway in Tesoro Highlands. The project will feature a total of 820 homes across 13 neighborhoods, with four specifically designated for residents aged 55 and older. These age-restricted areas—Toscana, Paseo, Estrada, and Sierra Bella—are collectively known as the 55 Plus Villas at Tesoro Highlands. Click here to watch the video. As of 2025, prospective homebuyers can explore model homes in various subdivisions including Campana, Avila, Arches, Montilla and the four 55 Plus neighborhoods. Additionally, Toll Brothers is constructing a range of upscale homes in the Alta Monte and Bella Terra neighborhoods, with model homes now open for tours.
Skyline Ranch: A vibrant new community between Plum Canyon and Sierra Highway. Constructed primarily by Tri Pointe Homes, most neighborhoods are already complete. However, construction continues on the Luna subdivision and Altis, a 55+ active adult community. It’s worth noting—no condos or townhomes here, just modern single-family homes. It’s worth noting, the HOA recreation areas are exceptional and Skyline Ranch Park finished in 2024! There is also a new elementary school now under construction.
Trenton Heights: A new neighborhood of over 100, traditional two story homes on the corner of Sierra Highway and Dockweiler Drive. As of 2025, construction is complete. With all the excitement over the new development in Valencia, we almost missed this one.
Housing Completed in the last Few Years

Concord at River Village: New condos built by Lennar were complete in 2021.
Galloway 55+: Galloway is an age restricted neighborhood and was the last subdivision in the lovely Five Knolls community. Construction in Five Knolls began in 2015 and included a total of 7 neighborhoods, including Galloway. See our full report to learn more about the Five Knolls community.
Vista Canyon: This is a unique community of convenience, with over 240 detached homes in Canyon Country completed in 2021.
West Creek: There were two developments completed around 2020. The most recent developments include the new condos in Paloma built by Tri Point Homes. The other is Avanti, consisting of detached homes built by Lennar. Both are well known builders and we all know West Creek is a terrific community. Overall, West Creek includes 11 neighborhoods built out from 2007 to 2020.
Toll Brothers at Plum Canyon: Includes 4 neighborhoods called Mirabelle, Avalon, Sierra and Victoria neighborhoods, all built by Toll Brothers and located in Plum Canyon of Santa Clarita. Mirabelle and Avalon have be complete for a few years. The new gated neighborhoods of Sierra and Victoria were complete in late 2020 or early 2021.

Newer
If you don’t mind buying a new home that is considered newer, but not really brand new, browse through our communities in Santa Clarita. There are a decent number local neighborhoods considered to be “newer” and worth a look. For instance, the Villa Metro community was built from around 2013 to 2017. Valencia West Creek is still very new! Check out River Village and some of the newer neighborhoods in Copper Hill North. Valle Di Oro is a lovely gated community built around 2013. HOA’s and Mello Roos in New Developments
If you’re planning to buy a brand new home be sure to consider the additional costs for monthly HOA dues and Mello Roos Tax, if any.
HOA Facts
Did you know, some communities have an HOA but there are no usable amenities. Yep, you pay your monthly dues and it helps cover the cost common area maintenance only. Thankfully, most communities with HOA’s have recreational amenities such as pools, spas, tennis etc. Some HOA’s are quite expensive and others are very reasonable. The most inexpensive HOA’s are typically found in the original Valencia communities.
Mello Roos
Most, (not all) new housing developments in Santa Clarita come with a Mello Roos Tax and this must be considered into your home loan equation. The costs can be surprisingly high, so be prepared and be sure to verify BEFORE making an offer to buy. We have seen numerous deals fall through because the agent representing the buyer did not have the foresight to VERIFY prior to making an offer. Some agents from outside SCV do not take these costs seriously and occasionally the deal falls through.

If you are interested in buying a home in any new development, it’s important to take us with you when visiting for the first time. Why? Because if you sign in at the sales office without us, we won’t be able to represent you with your purchase. We know all the right questions to ask to get the answers you need to make accurate and informed decisions.
Benefits of Working With Us When Buying a Home in a New Development
When you work with us you can rest easy knowing you have an added layer of protection. Remember, the developers representatives are sales people and it’s their job to sell.They are very good at it! Of course, they will talk up the positive and avoid the negative. Unless you know the right questions to ask, they may not will offer up all the information you need to make accurate and informed decisions.
If the developer is NOT offering us a reasonable commission, we can still help! Work with us to sell your current home and we’ll share questions to ask before buying.
Thankfully, we have a great deal of local knowledge and thoroughly investigate all new developments in our area. We provide our buyers with all the known positive AND negative aspects of each community, the neighborhoods, homes, amenities, local conveniences and more. We will be with you when you tour the community and meet with the sales agents.
Selling Your Current Home to Buy in New Development
CAUTION: Sometimes, in new developments the sales agents will NOT accept your offer to buy a brand new home if it is contingent upon the sale of your current home. Alternatively, they may offer to buy your home. As you probably know, they are not doing this out of kindness. If you agree, you will in fact take a hit on your sale!
Example: The fair market value of your home is $800,000. 20% of that is $160,000. Heck, even if it’s just $40K, do you really want to give up $40,000? This is your hard earned equity and you must protect it!
Remember, if it sounds too good to be true, it probably is! If you have a good lender/realtor team and do some proper planning, you can get your home sold fast and for the highest price. Then you’ll be in position to buy that brand new home, without taking a financial hit! We have options and solutions to help with this!
