Santa Clarita is seeing exciting growth, with several new home communities in various stages of development. Some neighborhoods are nearly sold out, others are just getting started, and a few are brand new to the market. Even if a community’s initial phase has sold out, we still include it below if it’s part of the recent wave of new construction in the area.

FivePoint Valencia – 20,000-Home Master-Planned Community
Located just west of Magic Mountain, FivePoint Valencia is one of the largest and most talked-about new home communities in Santa Clarita. Construction began around 2020, and as of 2026, the first phase is nearly complete.
While you won’t find many traditional single-family homes with large yards, this modern development offers a wide mix of options—apartment-style flats, attached and detached condos, townhomes, and single-family residences. Pelona Hills – New Community in Sand Canyon
Pelona Hills is a new housing community currently under construction in the Sand Canyon area of Santa Clarita. Built by Intracorp, the neighborhood will feature modern, single-family homes in an elevated hillside setting. Development is progressing quickly, with models expected to open later. Sage at Sand Canyon
Built by Lennar, Sage at Sand Canyon is a new housing community currently under development in the Sand Canyon area of Santa Clarita, with model homes expected to open on June 13, 2026. Situated next to Pelona Hills, the neighborhood will include a mix of modern three-story paired and detached homes, similar in style and design to the new Lennar neighborhoods in FivePoint Valencia. Hillcrest – Lennar’s New Project in Stevenson Ranch
Lennar is developing a new community called Hillcrest, located in the hills of Stevenson Ranch just west of Southern Oaks. As of early 2026, the project is making good progress, with most of the grading now complete and early site work underway in preparation for the first phase of foundation pours.

Tesoro Highlands – Large-Scale Development with 55+ Options
This new housing development is progressing nicely in Tesoro Highlands. The project features around 820 homes across 13 neighborhoods, with four specifically designated for residents aged 55 and older. These age-restricted areas—Toscana, Paseo, Estrada, and Sierra Bella—are collectively known as the 55 Plus Villas at Tesoro Highlands. Click here to watch the video. As of 2026, prospective homebuyers can explore model homes in all subdivisions including Campana, Avila, Arches, Montilla and the four 55 Plus neighborhoods. Additionally, Toll Brothers is nearly finished with a range of upscale homes in the Alta Monte and Bella Terra neighborhoods, with model homes now open for tours. Williams Ranch – Spacious New Construction Homes in Castaic
Now under development by Williams Homes, this beautiful new neighborhood in Castaic features approximately 497 homes. Overall, the properties in this community are considerably larger than other new home neighborhoods and the homes are good sized too. Skyline Ranch – Single-Family Homes with Exceptional Amenities
Skyline Ranch is located between Plum Canyon and Sierra Highway, primarily built by Tri Pointe Homes. Most neighborhoods are complete, but construction continues in the last Luna subdivision and Altis, an active adult 55+ community.
Here, you’ll find only modern single-family homes—no condos or townhomes. Amenities are a big selling point, with excellent HOA recreation areas and the brand-new Skyline Ranch Park, completed in 2024. A new elementary school is also under construction. Learn more about Skyline Ranch.

Housing Completed in the last Few Years
The following new construction neighborhoods in Santa Clarita were completed within the past several years. While homes here may no longer be brand new, they still represent some of the most recently built communities in the area—and are well worth exploring if you’re looking for a move-in-ready home with modern features.
Aliento (Completed 2021)
A newer gated community in Canyon Country, Aliento is nestled across 900 acres of scenic hillside terrain in the northeastern part of Santa Clarita. With its elevated views, attractive design, and quiet setting, it quickly became one of the area’s most sought-after new home communities. Final construction wrapped up in 2021. Aliento also includes Verano, a separate gated 55+ neighborhood completed in 2021. Verano offers one- and two-story homes in a village-like setting, complete with its own recreational amenities designed for active adult living.
Concord at River Village (Completed 2021)
Built by Lennar, Concord offers stylish, attached condos in the River Village community. Located close to shopping and trails, it remains a popular choice for buyers seeking low-maintenance living in a newer community. Click here to learn more about the Concord condo neighborhood.
Galloway 55+ at Five Knolls
Galloway is the final, age-restricted neighborhood within the Five Knolls master plan. It offers single-story homes and gated access for 55+ buyers. Construction across all 7 Five Knolls neighborhoods began in 2015, with Galloway completed last. Here are the links to Galloway and all of Five Knolls:
Trenton Heights – (Completed 2024)
A new neighborhood of over 100, traditional two story homes on the corner of Sierra Highway and Dockweiler Drive. As of 2024, construction is complete. Vista Canyon (Completed 2021)
A unique transit-oriented neighborhood in Canyon Country, Vista Canyon includes over 240 detached homes. It’s designed for walkability, with easy access to future shops, a park, and the Metrolink station. Check out our Vista Canyon neighborhood report.
West Creek (Completed 2020)
There were two more neighborhood completed around 2020. The most recent include the new condos in Paloma built by Tri Point Homes. The other is Avanti, consisting of detached homes built by Lennar. Both are well known builders and we all know West Creek is a terrific community. Overall, West Creek includes 11 neighborhoods built out from 2007 to 2020. Learn more about West Creek.
Toll Brothers at Plum Canyon
Includes 4 neighborhoods called Mirabelle, Avalon, Sierra and Victoria neighborhoods, all built by Toll Brothers and located in Plum Canyon of Santa Clarita. Mirabelle and Avalon have be complete for a few years. The new gated neighborhoods of Sierra and Victoria were complete in late 2020 or early 2021. Newer
If you don’t mind buying a new home that is considered newer, but not really brand new, browse through our communities in Santa Clarita. We include the years built for each neighborhood which you can find in the quick facts sections, always placed near the top of each page. Some of the newer neighborhoods of interest include Villa Metro, River Village and some of the newer subdivisions in Copper Hill North. Valle Di Oro is also a lovely gated community built around 2013.

HOA’s and Mello Roos in New Developments
If you’re planning to buy a brand new home be sure to consider the additional costs for monthly HOA dues and Mello Roos Tax, if any.
HOA Facts: What You Should Know
Did you know some communities in Santa Clarita have HOA fees—even though they don’t offer any usable amenities? In those cases, your monthly dues typically go toward maintaining common areas, landscaping, and shared infrastructure.
Fortunately, most newer neighborhoods do include recreational perks like pools, spas, clubhouses, and even tennis courts. HOA costs can vary quite a bit—some are modest, while others (especially in new construction communities) can be fairly high.

Mello Roos
Most, (not all) new housing developments in Santa Clarita come with a Mello Roos Tax and this must be considered into your home loan equation. The costs can be surprisingly high, so be prepared and be sure to verify BEFORE making a purchase offer. We have seen transactions fall through because the agent representing the buyer did not have the foresight to VERIFY prior to making an offer. Some agents from outside SCV do not take these costs seriously and occasionally the deal falls through.

Benefits of Working With Us When Buying a Home in a New Development
When you work with us you can rest easy knowing you have an added layer of protection. Remember, the builder’s representatives are sales people and it’s their job to sell.They are very good at it! Of course, they will talk up the positive and avoid the negative. Unless you know the right questions to ask, they may not willingly offer up all the information you need to make accurate and informed decisions.
If the developer is NOT offering us a reasonable commission, we can still help! Work with us to sell your current home and we’ll share questions to ask before buying.
Thankfully, we have a great deal of local knowledge and thoroughly investigate all new developments in our area. We provide our buyers with all the known positive AND negative aspects of each community, the neighborhoods, homes, amenities, local conveniences and more. We will be with you when you tour the community, meet with the sales agents and every step of the way.
Selling Your Current Home to Buy in New Development
CAUTION: Sometimes, in new developments the sales agents will NOT accept your offer to buy a brand new home if it is contingent upon the sale of your current home. Alternatively, they may offer to buy your home. As you probably know, they are not doing this out of kindness. If you agree, you will in fact take a hit on your sale!
Example: The fair market value of your home is $800,000. 20% of that is $160,000. Heck, even if it’s just $40K, do you really want to give up $40,000? This is your hard earned equity and you must protect it!
Remember, if it sounds too good to be true, it probably is! If you have a good lender/realtor team and do some proper planning, you can get your home sold fast and for the highest price. Then you’ll be in position to buy that brand new home, without taking a financial hit! We have options and solutions to help with this!
